All 5 vacation rentals include:
- A fully equipped kitchen. Not just plates, glasses, and flatware but also oil, spices, and usually even condiments.
- Linens, towels, comfortable beds and luxurious 1800 thread count sheets.

- Grill and outdoor fire area.
- Usually more but at least one TV with access to live channels and open HDMI ports for your gaming or streaming devices.
- Hand soap, dish soap, shampoo, conditioner, and body wash are included.
- We also provide laundry detergent, toilet paper and paper towels, but depending on your group size, usage and length of stay, you may need to supplement.

All five vacation rentals are in Rockbridge County. Additionally, for large groups, three houses are located less than 0.1 mile from each other.
Check-in time is at 4 pm, and check-out time is at 11 AM. We offer a one-hour early check-in or late check-out for free if there are no guests directly before or after your stay. Additionally, for the cost of half a night, we can reverse the check-in and check-out times, allowing you to check in at 11 AM and check out at 4 PM, maximizing your time at the rental. Please note that this option is subject to availability as it requires dates to be blocked off for other potential guests.
Houses are cleaned and sprayed with food-grade sanitizer in between each guest booking, taking an extra step to ensure a safe environment for all guests. Typically, there is no housekeeping during a guest's stay; however, for longer stays, it can be provided for an additional fee.
- All our rentals are pet-friendly with a one-time fee of $99 for the first pet and $49 per additional pet. We kindly request that you clean up after your pet. The additional fee helps cover our costs for a super deep clean using additional food-grade sanitizer spray to remove all pet hair and neutralize all pet dander. This ensures that future guests with allergies are not inconvenienced.
Of course! All our rentals come equipped with cooking essentials, including oil and spices. The joy of preparing and savoring home-cooked meals with friends and family is one of the best aspects of choosing vacation rentals over hotels.
Our standard rental duration is 3 nights, as this area primarily caters to weekend rentals. Feel free to reach out to us for inquiries about possible 2-night stays on weekdays when we have more availability.

Please be respectful of our neighbors; fireworks are only allowed upon special request or on the 4th of July before 10 pm. Aside from screaming or fireworks it is unlikely you will disturb any neighbors; all rentals are strategically located in private settings, with neighbors nearly nonexistent or at a significant distance, ensuring your peace and privacy. We do encourage respect and avoiding excessive noise between 10 pm and 8 am, but you can still play music and hang out at all times without disturbing anyone.
Yes! In fact, three of our properties neighbor each other, with two of them located directly next to each other, and the third just a short 0.1-mile stroll down the road. This offers a convenient setup for groups or families who want to stay close to each other while enjoying private accommodations.
